An Assessor’s Parcel Number, commonly referred to as an APN, is the legal number of a real property as allocated by the officer in charge with a specific jurisdiction. In order to find this number, you have three distinct possibilities: Check it on a copy of your property act; see if you can find it on your property tax statement; or head to the regional office and ask for it at the assessor’s office.

When it comes to real estate properties, the APN is quite common, so you shouldn’t have much trouble finding it. There are, however, a few situations when this is not as simple as it looks. These cases depend on where you live, on how old your property is, and on the last census.

If you’re located in the US, remember that most places refer to this number as APN. Yet, regional terms like Property Identification Number (PIN), Property Account Number or Sidwell Number may occur. So make sure you use the same terminology the officers in your jurisdiction use. This is quite important, because otherwise you can involuntarily submit wrong ID numbers.

If you have an old property and the last property act was signed more than 20 years ago, you shouldn’t really trust the numbers on such documents. Better go to your assessor’s office or visit their website to check if the numbers are still valid.

Following censuses, local officers may decide to change such numbers, to better keep track of the properties in a specific area. This is especially the case of new residential areas which tend to modify their initial planning.  APN numbers may be changed or updated according to decisions taken by local jurisdiction officers. Living in such an area would then require you to contact them for further details on the topic.
